11020 Bailey Road

This Flex Office-Warehouse development contains 48,910 sq. ft. It was developed by the Knox Group for its related entity, Knox Group/North 77, LLC which continues to own the asset. Leasing and property management are handled by the Knox Group and despite losing two significant tenants to their failures during the recession, they have maintained positive cash flow since the initial stabilization.

North 77 Business Park

This 128 acre industrial park was developed in partnership with Cornelius, NC based investor, McLeod Corporation. Infrastructure was completed and lots primarily sold to end users. In addition to co-developing the park, the Knox Group was responsible for all marketing and sales and continues to manage the property owners association.

Infovisa

This 13,000 sq. ft. office building was completed as a build to suit for Infovisa, a division of Farmers & Merchants Investment Inc. The property is held by an affiliated entity, Infonox, LLC, and managed by the Knox Group.

Davidson at South Main

This mixed-use office and retail condominium development is located in Davidson, NC. It contains 35,000 sq. ft. in two buildings. The infill site required significant on site infrastructure including demolition of existing structures, five separate street connections on the two acre site and underground storm water detention. Vertical construction complexities included integrating uses such as a Veterinary Hospital, Mexican restaurant and separate general offices. Affiliated entity, KCK South Main, LLC maintains ownership of 10,000 sq. ft. leased to the Vet and iQmetrix, a Vancouver based software firm. The Knox Group manages both the leased space for KCK and the Condominium Owners’ Association.

Rosemont

This 21 acre office park is located in Indian Land, SC just south of the Ballantyne area of Charlotte. It is being developed in partnership with the principals of Verian Technologies, a software firm. The Knox Group developed the first 2-story building of 26,000 sq. ft. as a multi-tenant office with the top floor leased to Verian as their corporate headquarters. Plans are underway for the second building, a 12,000 single story office and separately a retail building of the same size fronting SC Highway 160. Ultimate build-out is projected to be 230,000 sq. ft.

Prosperity Park

This office and retail development currently contains three office buildings and one 2-story retail building. The Knox Group was engaged by the principal owner to lease and manage the retail center and office condominium properties. TKG will co-develop the remaining building pads permitted for approximately 40,000 sq. ft.

Gilead Medical Center II

This medical office condominium complex will contain 30,000 sq. ft. in two buildings. The Knox Group is developing this project in partnership with a local investor. The first 25,000 sq. ft. broke ground in 2015 and 80% of the space was under contract prior to the completion of shell construction. Architecturally designed to complement the existing Gilead Medical Center I building across the street, completion is scheduled for December 2015.

Birkdale Office Condominiums

This three building office complex contains 15,454 sq. ft. of medical and general office space. Two of the three buildings are owned by a Virginia based investor, Abeille Enterprises. The Knox Group leases and manages Abeille’s buildings and manages the Condominium Owners’ Association. The property is currently 100% occupied.

AC Controls

The Knox Group was engaged to assist AC Controls, an industrial valve manufacturer’s representative, in the land search and development of a new corporate headquarters. The selected site, adjacent to the Concord, NC airport is currently being developed with a 60,000 sq. ft. office-warehouse facility of which AC controls will occupy 40,000 sq. ft. The Knox Group is providing development and leasing services for AC Controls.

Oak Street Mill

This 41,064 sq. ft. former cotton mill is an example of creative repositioning led by the Knox Group. The mill was built in the early part of the 20th century and by the late 90’s was used as inexpensive manufacturing and warehouse space.

Prior to the Knox Group becoming involved, they successfully relocated the mill’s two tenants to their North 77 Business Park. Left with an empty shell, the owners engaged the Knox Group to lease and manage the complex. They created a capital and business plan to recast the mill into an affordable retail and office complex. They leased the complex to 100% occupancy and increased rental by over 200%.
